Booking and Payment Options:

We are happy to now offer the opportunity to instantly book and confirm your stay online. You can continue to work with us by phone or email to secure your reservation. 50% of your total balance is due at time of booking. The remaining balance is due 60 days prior to arrival. Full payment is required if booking within 60 days of your stay. Please note, no reservation can be considered “confirmed” until we have received your 50% payment and you have completed the Rental Agreement for your stay. You will have 48 hours to return your signed rental agreement. After 48 hours your reservation will be cancelled and a refund will be issued less any processing fees.


To book by phone or email: Call us at (207) 766-5966 or email with your request. We can take credit cards by phone or send an email with a link to make payment. All reservations are on a first come, first served basis and we regret that we can’t hold a property without payment. Please be aware that phone calls will likely lead to voicemail in the off-season. Emails and voicemails will be answered in order.

All rentals are on a Sunday to Sunday basis. Check-in time is 3:30pm. Check-out time is 10:00am. These times are firm. Check out means the premises has been completely vacated: all belongings removed; trash has been bagged and removed; refrigerator freezer, and/or rented cooler emptied: floor swept; dishes washed and put; and keys returned as directed. Failure to meet these expectations may result in extra fees. Please see the posted Fee Schedule below.


Cancellation Policy:

All reservations require 50% payment at time of booking. Reservations made between January 1 and March 31 may be cancelled until April 1. Payments for reservations cancelled on or before April 1 will be refunded less any processing fees. After April 1 all payments are non-refundable (except security deposits).


Unplanned events happen and we highly recommend all guests purchase Travel Insurance for their trip. 

House Rules:

No extra guests, no parties, no smoking, no pets (unless you’re in a pet-friendly home). Peaks Island is one big neighborhood, if you consider yourself a temporary neighbor and behave like one, all will be well. Our owners love their homes, spend time in their homes, and love Peaks Island. None of our homes are strictly investment properties. Damage will be noticed, and unruly behavior will in all likelihood be reported to us. Be a good neighbor by keeping noise to a minimum after 9pm.


Luggage Storage:

Luggage, vehicles, and personal property can not be stored at the Rental Property or Port Island Rentals property before your check-in time, or after your check-out time. However, if you have travel plans that require storage, please be aware that you may be able to freight your belongings via Casco Bay Lines on the ferry of your choosing. Freight service is provided in both directions: Peaks to Portland and Portland to Peaks. If you anticipate needing to utilize Casco Bay Lines freight service, please contact them directly as their Terms of Service are subject to change.


Pet Policy:

ABSOLUTELY NO PETS ARE ALLOWED IN OUR NON-PET HOMES. This includes visiting pets. Rentals allowing pets will stipulate those terms in the Rental Agreement. If you bring a pet to a non-pet home you will forfeit your entire security deposit and may incur additional fees including, but not limited to: cleaning, allergen abatement, laundry, waste removal.


Security Deposits:

Security deposits will be incorporated into your payment schedule. All homes require a $500 security deposit.


The deposit refund will be initiated within seven (7) days after Guests have vacated the Premises, all keys held by Guests have been returned, and the Broker has had the opportunity to inspect the Premises. If you are assessed any additional fees for failing to follow the rules in your Rental Agreement and/or the rules stated here within the Terms and Conditions, your security deposit will be returned when all damages have been resolved. 


Rental Agreements:

All reservations require a signed Rental Agreement. The Terms and Conditions expressed in the Rental Agreement combined with the Terms and Conditions listed here constitute the complete Terms and Conditions applicable to all stays.


Extended Stays and Longer-Term Rentals:

You can stay as long as you like! Depending on the season some homes may not be available before or past certain dates in the spring or the fall. If the on-line calendar indicates the home is available, it is, but we highly encourage you to reach out to us to make sure the home will meet all your longer-term needs. We can also customize your payment schedule. If you’d like to stay for the winter months, or want to visit for a custom date range, please reach out to us! 


We have homes available for rent all year long, but the terms vary. Need a place in Portland? Relocating? Want to give Portland/Peaks Island a test-drive before you decide to move? We can help with that, too! Email us and we’ll work with you to customize your stay.


Cleaning Fee: 

A universal, one-time cleaning fee of $150 is applied to your rental fee per stay. Should you desire cleaning during your stay please contact us and we will discuss your needs.


Additional Fee Schedule*: We really, really don’t want to charge you these fees!


We will provide photographic documentation of why we are assessing any additional fees on the day of your check-out. Island life is subject to the ferry schedule, that includes our cleaners’ ability to meet the demands of check-in/check-out times. We appreciate your cooperation in adhering to our check-out and pet policies.


  • Dishes not put away: $25

  • Dishes not clean, left in sink: $50

  • Trash not bagged, placed in receptacles, and brought to curb: $40

  • Food left behind: $25

  • Late Check-Out: $150, yes this is pricey! Please be on time!

  • Excessive Cleaning: $75/hr

  • Furniture/Carpet Cleaning: $250 + cost of professional cleaning company. (This could include vehicle ticket, travel costs assessed by the cleaning company.)

  • Lost keys/lock out: $75
